The Site

The site of the proposed new school is the Balgores Playing Fields accessed from Balgores Lane, Gidea Park. The northern part of the site has remained unused for several years with the southern part of the site used by Squirrels Heath Junior School.

The site is owned by the London Borough of Havering and has a restrictive covenant that means it can only be used for education purposes.

The site is located in a predominantly residential area and is bounded by the rear gardens of houses located on Heath Park Road to the south, Balmoral Road to the west and Balgores Lane to the east. The northern boundary is shared with an alleyway that runs from Balgores Lane to Balmoral Road beyond which are the Heath Park Allotments.

The site has a short frontage to Balgores Lane to the north east of the site, the former Gidea Park Library is also located to the north east but does not form part of the application site.

The site is relatively level with a slight slope from the north to the south east. has a significant slope from the east down to the west. Mature landscaped boundaries shared with the surrounding residential properties feature a number of established trees.

The site has two existing access points the first from Balgores Lane which includes an access for maintenance vehicles as well as pedestrians and a second pedestrian only access from Heath Park Road.

Site Opportunities and Constraints

The plan below shows the opportunities and constraints that the design team are taking into account when designing the new school. It is recognised that the boundaries with the surrounding properties are sensitive and therefore the proposals will seek to retain existing trees along the boundaries and propose generous separation distances between the existing houses and the proposed school.
